In-Law Suites

For many families in the United States, it has become the norm for more than two generations to live under one roof as aging parents move in with their adult children. Not every house has the extra room, nor do mostly independent seniors care to downsize and live in one room with a half bath. While there are a few different solutions to the issue, there are many things to consider. 
 


 

  •  

  • First and foremost, questions need to be answered: Is it possible to sell both homes and purchase one larger one? Are the in-laws simply wanting two rooms and a bathroom to themselves? Will the older parents sell their home and pay for an in-law suite to be built onto their adult children’s home? 
     

  • Another solution could be that the older generation has the largest house, and the younger family could relocate. Again, everyone needs to be put into consideration, as this could uproot school-aged children, and even take the working adults further away from their jobs. 
     

  • If a new house hunt begins, look for houses that have the potential to create a small apartment in the existing rooms, or have space to add an in-law suite. Another option is a duplex, so parents that are still independent can keep their own house, but have the family just a few steps away, just in case. 
     

  • Building an addition onto any home requires some investigation to make certain your municipality will allow it, as it will almost be a separate dwelling. 
     

  • Some of the needs and wants in an in-law suite include: 

  • - separate entry/locked entry from “other” dwelling 

  • - first-floor accommodations 

  • - full bathroom 

  • - kitchen essentials, as zoning codes allow 

  • - sitting room separate from sleeping area 

  • - wide doorways, no-slip flooring, handrails in appropriate areas
     

  • A garage, underused attic, or basement can be easily converted to a small apartment-like dwelling. Just make sure there is adequate natural lighting, as all of these can be dark spaces. Where lots of windows are not an option, adding skylights take care of letting some sunshine in. 
     

  • One more option is building a cottage-type building on the property, as regulations allow.   

 

While finances are likely the number one factor for making the major decisions, family dynamics are another factor in this new living situation. Every family is different, and while some want their privacy and ask others to knock before coming into their “house,” some families will have an open-door policy, sharing meals and housework equally, and have their own little commune. No matter what the accommodations will be, communication is key to making certain a multi-generational home is for the best, as well as successful.

Invest Your Tax Refund in Your Home

A recent survey by 
Credit Karma shows that “46% of respondents expect to get refunds of more than $1,000 in 2020 (for their 2019 taxes)...” Now, we won’t get into the financial sense of tax refunds, but if you are one of that 46%, and you’re planning on doing some homework with your refund, here are a few suggestions on how best to spend that money! 

 

$1,000 or Less 

  • Add or improve your front walkway.  Whether you plan on putting your home on the market soon or not, a new walkway will improve the curb appeal.  

  • Replacing the front door is an expensive job, but you can create a whole new look for the front exterior of your home just by having a new front entranceway. 

  • Install new light fixtures, especially if you’re tired of the builders-grade fixtures. If you shop smart, you can get stylish new flush-mount lights for every room. 

  • Do a minor bathroom renovation:  replace the toilet, faucets, and lights, and give the tub/shower a makeover with a refinishing kit. 

  • Paint the kitchen cabinets, replace the hardware, and add a tile backsplash. You won’t believe what a difference those three minor renos will make! 

  • Upgrade one appliance - kitchen appliance.  

 

$1,000-$2,000 

  • Any repairs that you’ve put off because of cost should be done before any improvements to renovating is done. Protecting your investment is more important than new bathroom tile. 

  • If your front lawn is a black canvas, hire a landscape designer to create some improvements.  

  • Have your “popcorn” ceilings removed by a pro and add new crown molding.  

  • Tankless water heaters, whether you choose whole-house or single-point, are worth the investment as you’ll see a difference in your electric bills. 

  • If you’re handy, you can take on a DIY job and save money: paint your home’s exterior, install new flooring, add wainscoting, or install kitchen countertops. 
     

As much as you’d like to see something physical after spending your tax refund, paying any accumulated debt down or investing it will pay you back in the long run. Check out these ideas from Investopedia,  and take off some of that financial load you may be bearing!

New Year Resolutions for Chester County PA Homeowners

New year, new you, right? Oh, we all seem to resolve to eat healthier, lose weight, kick dirty habits and all kinds of other things, but by the end of February, we find ourselves just trying to remember what our resolutions were, much less actually sticking to them! Homeownership is the same way--we start out with big ideas of what we’ll be doing to maintain it, then life gets in the way, and we fall short.  Get started with this guide: 

 

  • 1. Having an energy audit performed on your house will help you save not only energy but money, too. 
     

  • 2. Your dryer’s lint trap should be cleaned routinely after each load, but your vent and vent tubing should be cleaned at least annually.  Removing as much lint as you can helps dry your laundry faster and reduce the risk of fire. 
     

  • 3. Home security systems aren’t foolproof against hackers, and neither are smart home accessories.  Change passwords frequently, and don’t reuse passwords.  To make it even more difficult to hack, use two-factor authentication.  
     

  • 4. The Family Handyman has several tips for keeping the yard and yard tools in tip-top shape. 

  • Resolve to cut the clutter in your house. While the temps are cool, and you’re spending more time inside anyway, take one room in your home per week to clean out and clean up. 
     

  • 5. Repair the little things that you overlook because they’re not necessarily a safety issue:  doorknobs that aren’t working, dripping faucets, or squeaky floors. Fix now to save you from something bigger happening and costing you more later. 
     

  • 6. Get your personal finances in order!  Commit to saving money, not only in the literal sense, but get the best rates on insurance, or consider refinancing your mortgage. NerdWallet has some great tips for building equity in your home. 
     

  • 7. Print out this free home checklist, and you won’t miss a thing each season! 

 

Find a good balance of taking care of home and taking care of you and your family.  Don’t spend every spare minute maintaining your home. Some projects can combine family and work time, like a big cleaning job, or yard work.  As important as it is to keep up your home, it’s important to keep up with family as well.

Get Your Kids Involved in DIY Home Projects!

Many people assume that children and home projects don’t go together, but why not?  Oh, sure, electric tools and saws don’t necessarily need to be handled by young ones, but there is so much more than can help you with than a major remodel!  
 

 

  • - Start simple:  cleaning is probably the easiest way to begin engaging your children in home-keeping.  Most love to sweep, dust, vacuum and help with dishes. 
     
     

  • - Little ones are naturally curious about what’s outside, so gardening can be a lot of fun, as well as being educational.  Not only can they assist with planting projects, but even preschoolers can be handy with a rake or help with weeding. 
     

  • - When you’ve decided that your walls need new paint, sit down with the color chip cards, and let them help you decide on color.  Painting the sample swatches on the wall is a great way to introduce a paintbrush or roller, and simple techniques. 
     
     

  • - Planning on purchasing a furniture kit?  Let the children help build it; learning how to follow directions that use symbols and handling simple tools is a great start to working those motor skills in a new way. 
     

  • - Any small repair--tightening drawer pulls, replacing a door handle or sink faucet--can easily involve any age child.  Give them an age-appropriate job, such as passing needed tools, shining a flashlight or using simple tools under your watchful eye. 
     

  • - Putting up new curtains or hanging decor on the walls are great ways to teach school-age kids about using a level or measuring tape.  Math skills in DIY?  Absolutely! 
     

  • - Do you perform your car maintenance?  Everyone should know how to check the oil and other fluids, as well as tire pressure.  Showing your children that keeping the family car in good running condition is as necessary as taking care of the house! 

 

Get your family excited about helping, have patience, and keep them safe while you’re working.   You’ll find that while you’re spending time with them, those DIY jobs will start them on a journey of learning how to be a good homeowner and a handy one at that!

Home Projects By Seasons

Thinking about doing some home improvements?  Whether it’s a kitchen or bathroom remodel, a whole-house painting, or floor refinishing, there’s a time of year when these jobs are easier to get completed, mainly because of how the weather affects not only c
onstruction, but the quality of the finished product as well.  Find the project you’re considering, and see when it’ll be the right time to get to work:  

 

Additions, because of needing a new foundation, could be started in late Winter/early Spring when the ground is still cold and more compact.  It makes for better digging and concrete pouring and setup. 
 

Exterior door replacement would be convenient any time except Winter, just in case there are any issues and the doors aren’t a quick switch. 
 

Exterior painting, for many reasons, is a better idea in early to late Summer, when temperatures are above fifty degrees. 
 

HVAC work, in non-emergency situations, should be done in the off seasons--new heater in warm months, air conditioning before it’s sweltering outside. 
 

Interior remodeling like kitchen and bathroom redo’s, can be done practically any time.  The main thing to keep in mind here is warm months are busier for contractors, and that can mean a job done in a hurry, or higher prices. 
 

Outdoor projects, even though a popular time for construction is the warmer months, should be started in late Winter, simply because you want to be able to spend your Summer enjoying your new outdoor space! 
 

Refinishing hardwoods is probably best completed during the times of year when humidity is low for the best finish, and so windows can be opened to allow air circulation to help get rid of any associated odors. 
 

Roofing, believe it or not, may get better results in hot months of the year, as the most common materials used will need warm temps for the best performance. 
 

Window repair/replacement is managed well during warm months or when frequent rain isn’t a factor. 

 

Keep in mind that Spring and Summer are busiest time for contractors.  If you are hiring your job out, the process should be started long enough in advance that you don’t have to be put on a wait list.  On that same note, during slower months, a contractor may give you a deal on the work, because there aren’t other jobs to be done, and you get their full attention!  Planning is key for a smooth finish on any project, any time of year.

Should You Use Your Home Equity

If you have a good amount of equity in your home, and would like to make some home improvements, or need money to help you pay for a child’s college tuition, you may be considering using the equity in your home to help pay for these things.  Let’s look at 
the difference between the two so you can make the right decision before you sign on the dotted line. 

 

Home Equity Loan 

  • - Basically speaking, a home equity loan is a second mortgage on your home, which is used as collateral by the lender.  

  • - The lender usually bases the loan amount on the difference between the homeowner's equity and the home's current market value.  Investopedia can help you determine how much equity you have in your home. 

  • - Most lenders allow homeowners to borrow up to 85% of the home’s total value, but only based on what portion you actually “own.” If you haven’t finished paying your original mortgage off, your equity will be less than someone who has paid off their home loan. 

  • - A home equity loan will be paid as a lump sum and comes with a fixed interest rate. You will know how much you must pay every month, in addition to your current mortgage payment. 

  • - Just like the initial purchase of the house, your credit needs to be in good standing, so have all your financial records in order when you meet with your lender. 

 

Home Equity Line of Credit (HELOC) 

  • - HELOC’s are a second mortgage as well, but instead of a lump sum, the homeowner typically has a five-to-ten-year “draw” period where they have access to the amount of the credit. 

  • - During the draw period, some lenders allow interest-only payments on the amount, while some require principle-plus-interest payments. Either way, pay more than the minimum so the principal can be paid off before the repayment period. 

  • - Once the draw period is over, repayment of what credit you have used will begin.  Keep in mind that these payments will be higher than the earlier amounts you’ve been paying. 

  • - Your line of credit can be used for anything, but if you’re thinking about an island getaway, or some other non-essential purchase, you are better off starting a savings fund.  If you can’t meet the payments once the draw period is over, you could lose your home to foreclosure.  

  • - In some cases, a lender will close your line of credit early if your circumstances change.  If you’re using that money to pay your child’s college tuition, you’ll no longer have access to it, creating financial strain. 
     

Before deciding to use either of these types of credit, find out if using the equity in your home is the right way to go.  If you’re already having a hard time paying the bills, a home equity loan or HELOC will only put your further in debt.  Contact a HUD-certified financial counselor to help you get your debt and other financial matters under control.

Sprucing Up a Small Bathroom

The poor, lowly bathroom.  Many of us don’t really know how to decorate it short of hanging a pretty shower curtain, because there’s very little room for improvement. Or so we believe. Let’s look at some ideas to make a small necessary room a more attracti
ve place to visit: 

 

  • - Just because the room is small doesn’t mean the walls have to be white.  Paint in a color you love, bold or pastel, or wallpaper that makes a statement is as appropriate for a small room as a large one. 

  • - A small bathroom means smaller-sized fixtures and splurging on a nice cabinet or sink won’t hurt the pocketbook as much, while adding style. 

  • - Contrasting shower tile is a great way to add color to a bath and gives you a reason to keep the curtain pulled back, opening up the space, and showing off your colorful shower! 

  • - If your small bath or powder room doesn’t have a window, use decorative lighting for your focal point, and add wall sconces on the wall over the toilet, and on either side of the mirror. 

  • - Floor covers, and adhesive tile is simple to install, is available in endless designs and colors, and can be the feature for your small bathroom.   

  • - When new tile, paint, or wallpaper isn’t in the budget, add color through your accessories. Brightly colored curtain or shade, rug, and artwork can make the room. 

  • - Since most small bathrooms don’t have a lot of storage, you have to be creative and practical, or use functional decor.  Check out these bathroom storage ideas from Good Housekeeping. 

  • - Weekend warriors or those who are confident enough in their skill level can create recessed shelving with this how-to from DIY Network.  If you like the idea but lack the skills, call a reputable carpenter to handle this small job. 

  • - Large mirrors aren’t just for large bathrooms; using them in your small bathroom helps bring in the light, making the room appear larger. 

  • - Keep the less-is-more attitude when adding things to a small bathroom; a small plant, soap, and hand towel are all you need on the counter. 

 

Not only can you make your little bathroom stylish, you can cut down on clutter and keep it organized for smoother mornings or guest use.  Don’t think of this project as a challenge, look for inspiration, and it may end up becoming your favorite retreat!
